The Opportunity

We are currently seeking a highly proactive, customer-focused, and collaborative Property Manager to join our Asset & Property Management team.

In this key role, you will be responsible for the day-to-day property management of premium industrial assets within the Frasers Industrial & Commercial Trust (FLCT) portfolio based in Western Sydney. Actively championing our 'One Frasers' culture, you will focus on delivering exceptional service to our asset owners and customers. Operating with a high degree of organisation and commercial acumen, you will manage tenant relationships, drive end-to-end lease administration, coordinate financial outgoings, and collaborate closely with our broader Asset Management and Operations teams to ensure our properties are maintained to the highest standards.

What you’ll do

  • Exceptional Customer Service: Build and maintain positive working relationships with customers, intermediaries, and internal business units. Address customer queries with a positive, solutions-oriented 'can-do' approach and provide timely, professional advice to landlords and their representatives.
  • Asset & Customer Management: Conduct regular building inspections to ensure the highest standards of care. Oversee the customer onboarding process, participate in building construction handovers to prepare operational checklists, and manage end-of-lease make-good processes in collaboration with Asset and Operations Managers.
  • Lease Administration: Review, execute, and record lease documents within our database. Maintain critical date schedules, issue lease-related correspondence, and oversee registers for insurance, bank guarantees, and security deposits.
  • Financial Management & Budgets: Collaborate with property accountants to manage accrual accounting procedures. Review and issue monthly rent rolls, manage arrears proactively, and prepare comprehensive annual income and expenditure budgets along with outgoings reconciliations.
  • Operational Purchasing & Invoicing: Coordinate maintenance requests, raise and code purchase orders, process invoices in a timely manner, and closely monitor expenditure against operational budgets.
  • Workplace Health & Safety: Actively support and comply with all corporate Work Health & Safety (WHS) policies and procedures to ensure safe operational environments.

What you’ll bring

  • Experience: A minimum of 2-3 year of property management experience, with a preferred focus or strong interest in industrial property portfolios.
  • Qualifications: Eligibility to work as an Agent’s Representative NSW, a current Australian driver’s license and willingness to undergo a police check are essential.
  • Skills: Exceptionally organised with a high level of accuracy and attention to detail. Outstanding time management skills with a proven capacity to prioritise tasks and meet tight deadlines.
  • Communication & Numbers: Excellent written and verbal communication skills, paired with sound numerical capability and experience preparing structured monthly reports.
  • Technical Savvy: Practical knowledge of property management software (such as MRI), accounting platforms (such as SAP), and proficiency across the Microsoft Office Suite.
  • Forward-Thinking Mindset: A demonstrated ability or willingness to leverage modern AI tools to enhance productivity, solve complex problems, and drive strategic insights relevant to Asset & Property Management.
