The Opportunity

We are currently seeking a highly motivated, proactive, and collaborative Assistant Property Manager to join our Asset & Property Management team in NSW.

In this dynamic and growth-oriented role, you will provide critical administrative and operational support in the management of our premium industrial assets. Reporting directly to the Senior Property Manager, you will focus on delivering exceptional customer service to our asset owners and customers while developing your skills to progress into a Property Manager role. What you’ll do

  • Customer & Stakeholder Engagement: Build and maintain strong, positive working relationships with customers, intermediaries, and internal teams. Deliver a passionate 'can-do' approach to customer service, providing timely advice and resolving customer queries in collaboration with our Asset Management and Operations teams.
  • Lease Administration: Ensure all leases and documentation are fully executed and recorded accurately in our lease management system. Manage critical dates, issue standard tenant correspondence, and coordinate outstanding compliance items (such as insurance, securities, and bank guarantees).
  • Property Management Support: Conduct regular physical building inspections to maintain the highest standards of housekeeping and asset care. Coordinate maintenance requests with Facilities Managers, assist in compiling monthly reports, and manage customer onboarding and renewal tasks to ensure an exceptional experience.
  • Financial Administration: Review customer rent rolls, ensure accurate and timely invoicing, and assist in managing arrears (including establishing payment dates and preparing default notices). Process purchase orders and invoices in SAP/MRI, ensuring accurate coding in line with business audit requirements, and help monitor expenditure against budgets.
  • Safety & Culture: Comply with and promote workplace health and safety (OH&S) policies, contributing directly to safe work practices, risk mitigation, and a positive, collaborative team culture.

What you’ll bring

  • Experience: Minimum of 1 year of property management experience, preferably in a commercial or industrial real estate environment.
  • Qualifications: Eligibility to work as an Agent’s Representative in NSW, a current Australian driver’s licence, and a willingness to undergo a police check.
  • Technical Savvy: Proficient with MS Office Suite (Word, Excel, Outlook, PowerPoint) and working knowledge of property management/accounting software (such as MRI, Vision, or similar platforms).
  • Forward-Thinking Mindset: A demonstrated ability or willingness to leverage modern AI tools to enhance productivity, streamline processes, and solve complex operational challenges.
  • Attributes: Exceptionally organized with high attention to detail and accuracy. You possess basic financial literacy (budgets, invoicing, reconciliations), excellent time management skills, and a positive "can-do" team spirit.
