The Opportunity
We are currently seeking a proactive and detail-oriented property professional to join our Asset & Property Management team on a 12-month fixed-term contract (Maternity Leave Cover).
To secure the absolute best talent, we are open to appointing this role at either the Senior Property Manager or Property Manager level, depending on the qualifications, leadership experience, and background of the successful candidate.
Reporting to the Senior Asset Manager, this role is responsible for the property management of premium industrial assets within the Frasers Property Industrial (FPI) and Frasers Commercial Trust (FLCT) portfolio. A critical objective of this position is the delivery of exceptional customer service, outstanding site presentation, and a focus on maximising the investment performance of your assigned assets.
What you’ll do
Your day-to-day responsibilities will scale in complexity and autonomy depending on your level of experience. Key areas of focus include:
Asset & Customer Management: Build and maintain exceptional relationships with customers, internal and external stakeholders., Coordinate regular property inspections to ensure superior site presentation.
Lease Administration: Be proficient in reviewing and understanding lease documentation and ensure all critical dates and lease terms are highly accurate and systematically tracked.
Financial Management: Review rent rolls, manage arrears, approve purchase orders, and prepare annual income and expenditure budgets and outgoings reconciliations.
Operations & Project Handovers: Collaborate with Facilities Managers on maintenance requests, capex delivery and where relevant attend delivery meetings to coordinate property handovers upon practical completion of new developments.
Reporting: Prepare and present monthly property management/financial reports.
For appointment at the Senior Property Manager level, you will also:
Take a lead role in strategic asset planning and provide high-level initiatives to optimise operating costs for tenants.
Lead negotiations for complex property matters/tenant queries and be involved in lease renewals.
Proactively lead the make-good process and condition report finalisation.
People Leadership: Assist in driving a high-performance culture across the broader team.
